A developer owns a large tract of land on which he plans a residential subdivision. The subdivision is unique because it will contain an airstrip which will abut the rear of each house lot in the subdivision. The developer wants to ensure that the owner of each house lot will have a right to use the airstrip, that the right cannot be taken away inadvertently and that the successor in title of each lot will have the right to use the airstrip in perpetuity.
